Is there a Reapit or Alto alternative built around my agency?
Yes. Reapit and Alto are established packaged platforms used by many UK sales and lettings agencies, and for many agencies they are a sensible choice. The alternative is letting agent software tailored to your agency: a working lettings portal shaped around your branches, fees, letters and checks, with your data brought across from your current system. It suits agencies whose processes never quite fitted a package.

- Reapit and Alto suit many agencies, and changing system is a real cost.
- Tailored software fits your agency instead of your agency fitting the software.
- Start from a working lettings portal rather than a blank page.
- Bring landlords, properties, tenants and tenancies across from CSV exports.
- Try the alternative with a sample agency before you decide.
When does a packaged platform make sense?
Reapit and Alto are well known packaged platforms that many UK agencies run on. A package makes sense when your processes fit it closely, your team knows it well and the parts that do not fit are small. Changing system takes time and training, so it is worth doing only when the gain is clear. Varsuite has no connection with either company, and this page makes no claim about their features or prices: check those with each supplier.
When is tailored letting agent software the better fit?
Agencies tend to look for an alternative when the system works against them rather than for them:
- information is re-keyed between the lettings system, accounts, spreadsheets and portals
- the way you charge fees, collect rent or produce landlord statements needs workarounds
- you want tenant and landlord portals that match your service
- you want the Renters' Rights Act checks shown the way your team works
You are not alone in that. A survey of letting agents by Propoly, reported by Property118 in September 2026, found that only 17% use one main system and 61% re-key information between systems during a single tenancy.
What does a tailored lettings portal include?
Ours starts from a working portal you can try now at lettings-demo.varsuite.co.uk, with a sample agency of 150 properties: the lettings pipeline, periodic tenancies, rent and arrears, landlord statements and invoices, maintenance with landlord quote approval, a compliance board with reminders, tenant and landlord portals with online signing, and the Renters' Rights Act built in, from section 13 rent increases to section 8 notices and pet requests. We then tailor it to your branches, roles, fees, letters and integrations. The full list is on our letting agent software page.
How does moving your data across work?
Landlords, properties, tenants and tenancies are imported from CSV files exported from your current system, in that order so each record links to the last. Every row is checked with the same rules as the forms, and a preview lists the rows that need fixing before anything is saved. Common column headings from other systems are recognised, and records already imported are skipped, so a corrected file can be run again safely. Older history can stay in an archive rather than being moved line by line. For the rules the new system has to handle, see what software letting agents need for the Renters' Rights Act.
Is Varsuite connected with Reapit or Alto?
No. Varsuite has no connection with either company. We build tailored letting agent software as an alternative for agencies that want a system shaped around them.
Can we move our data from our current lettings software?
Usually, yes. Landlords, properties, tenants and tenancies can be imported from CSV exports, with every row checked and problems listed before anything is saved.
Does a tailored system handle the Renters' Rights Act?
Ours does. It runs every tenancy as periodic and checks tenant notice, section 13 rent increases, section 8 grounds, pet requests, the rental bidding ban, advert wording and property registration.
Can we try it before deciding?
Yes. Our live lettings demo gives you a private copy of a sample agency to try as the director, a negotiator, a property manager, accounts, a landlord or a tenant.
